However as we do not own or control the accommodation, we exclude liability for subsequent alterations and the withdrawal or amendment of facilities.

Please also be aware that the hotels are under renovation from time to time. Hotels take all possible steps to limit disruption to their guests. We cannot accept requests for refunds where a hotel is carrying out renovations whilst a guest is resident.

We will require a valid credit card for your reservation. The cardholder must be one of the guests checking-in or must sign our card authorization form and fax this to us within 24 hours.

The hotel will ask for a valid credit card again on check-in. This is to cover incidental expenses like additional meals, drinks, laundry, etc. You will remain responsible for payment of all such extra charges direct to the hotel.

Your credit card will be charged for the full cost of your reservation when we confirm availability of your room(s). When the full amount payment with the credit card can be confirmed, the hotel voucher is sent from our company.

The payment currency must be in Thai Baht only. When the credit settlement is completed, your credit company sends the bill by your local currency, at their conversion rate applicable on that day.

Any changes to your reservation must be made through our office and NOT through the hotel reservations office. This applies to change of dates, extension of stay, late check out, delayed arrival or cancellation in full or in part. You should also contact us if you have any problems with your reservation on arrival or during your stay.

All requests for additional nights or rooms are subject to room availability.

If you cancel after the credit settlement completes, a handling fee will be charged 500 Thai Baht.

Cancellation Policies vary by property.

All reservations have a Cancellation Deadline. This is normally 15 working days before 16:00 local time but varies by hotel and season. Actual deadline will be advised to you on confirmation of your reservation.

In the periods of high occupancy and Special Events, the hotel shall impose stricter policies and longer cancellation deadlines. The policy will supersede the general terms and conditions. In general 100% penalty charge of your total stay will be applied upon cancellation, no matter the reasons or circumstances.

Many prepaid reservations do not accept any changes. Your payment will be forfeited in case of cancellation.
